Project Scope

The Art Museum of South Texas was originally designed by Phillip Johnson in 1973. Very unique in it’s setting on Corpus Christi Bay, the building has existed in the harshest of climates for the past 35 years with limited reoccurring maintenance.

In 2005, AG|CM was engaged to provide Program Management for a long needed list of major maintenance items, including major updates and replacement of MEP systems.

Services Provided

All A/C equipment was reviewed and repaired as necessary. It was determined that the roof-mounted, open-air A/C equipment room had to be enclosed without changing the visual appearance of the building. All major cast iron internal drainage systems had to be removed and replaced with non-corrosive elements, requiring replacement of the entire ceiling system with an exact match of the original ceilings. Eighteen major skylights had to be removed and replaced, again to match the original design, yet providing for today’s improved heat-resistance specifications.

AG|CM completed all of the described work, along with other façade repair and cleaning work under the watchful eye of an architect/owner’s agent, who provided assurances of compliance of the original intent and design of Johnson.

Through AG|CM’s excellent Program Management, the project was accomplished on time and below budget, practically unheard of on such a complex, short time-framed renovation project.
